Rough, final and punch-list cleans for builders, remodelers, flippers and homeowners finishing a renovation. HEPA-filtered dust removal, grout haze, overspray and window labels — insured, bonded, and certificate of insurance in your inbox the same day you ask.
Post-construction is not one job. It is three, and they happen at different points in your schedule. Most projects want all three; we quote them together under one PO.
After framing and drywall, before finishes go in. Gets the site workable for the finishing trades.
The real job. Everything is installed and now it has to look like a finished building, not a construction site.
After the punch-list trades come back through, right before the walkthrough or handover.
So you can budget without waiting on a site visit. Price inside each band depends on finish level — builder-grade spec work sits at the bottom, custom homes with heavy tile, big glass and 10 ft ceilings at the top.

Most work around here is not a new build — it is a kitchen, a bathroom, a basement or a shore-house rebuild. These are flat-priced so you can book over the phone.
| Scope | Price | Scope | Price |
|---|---|---|---|
| Single bathroom renovation | $275 | Basement finish, up to 800 sq ft | $465 |
| Kitchen renovation | $425 | Whole-floor renovation, per sq ft | $0.55 |
| Two bathrooms + hallway | $425 | Hourly, per cleaner, 3 hr minimum | $78/hr |
| Deck or addition tie-in | $325 | Flip turnover, whole house | from $695 |
Post-construction cleaning goes wrong in predictable ways. This sequence is how it is avoided.
Every room photographed before anything is touched, so there is never a question about what was already damaged.
Drywall dust turns to grey mud the moment water hits it, and that drives into paint pores and wood grain permanently. HEPA vacuum and dry microfiber first, ceiling down. Water comes last.
Acid haze remover on porcelain, non-acid on natural stone. We confirm your finishes before we open a bottle. An etched marble threshold costs more than the entire job.
Final walkthrough with the super or owner, photographs filed, sign-off before we load the truck. Not after.
| Add-on | Price | Add-on | Price |

What general contractors, remodelers and property managers get when they put us on a project.
Certificate of insurance naming you as additional insured, sent the same day — usually within minutes of the call, not three days later.
The call most cleaners get is the Thursday somebody no-showed and the walkthrough is Friday. That is the call we are built to take.
Own water tank, own generator, own equipment. Sites that are not connected yet are not a problem.
Before and after on every room, filed per project. Useful for your own records and for your client.
For established GCs. First-time clients and homeowners are 50% deposit, balance on completion.
Rough, final and touch-up priced together under one PO, scheduled against your build calendar.
Ocean and Monmouth Counties, New Jersey. If your town is not on this list, call anyway — we go further for larger jobs and post-construction projects.
Rough cleans run $0.15–$0.25 per square foot, final detail cleans $0.40–$0.65, and punch-list touch-ups $0.12–$0.18. A 2,000 sq ft new home final clean is typically $900–$1,100. Commercial build-outs carry roughly a 1.2x multiplier for ceiling height, glass volume and restroom count. Minimums apply — $350 rough, $450 final.
A rough clean happens after framing and drywall but before finishes — bulk debris out, sweep, broom-clean floors so the finishing trades can work. The final clean happens after everything is installed and is the detailed one: HEPA dust removal ceiling to floor, window labels, grout haze, paint overspray, inside every cabinet, appliances, fixtures polished, floors last. Most projects want both, plus a touch-up before the walkthrough.
We schedule the final clean a minimum of 24 hours after the last dust-generating trade leaves the site. Airborne drywall dust takes 24 to 48 hours to settle, and cleaning before it does means everything gets re-coated and the job has to be done twice. If a trade comes back after our final clean, that is billed as a touch-up visit.
Debris removal is quoted separately from cleaning. Haul-away with a dump run is $225 plus disposal fees, or $175 per truckload for general trash. Removal of lumber, drywall scrap and packaging is not included in a standard clean unless it is written into the quote.
Yes — general liability, workers' compensation, and a bond. We can name a general contractor or property owner as additional insured and send the certificate the same day you ask. On most jobs we can have a COI in your inbox within minutes of the call.
Yes, and this is the part most cleaners get wrong. Grout haze needs the right product for the material — a sulfamic acid remover works fast on porcelain and ceramic but permanently etches marble, travertine and limestone, so natural stone gets a non-acid remover. Paint overspray comes off glass and fixtures with a wet blade at a low angle and a latex-specific remover. Confirm your finishes with us before the quote.
It helps, but no. Our truck carries its own water tank and generator from the detailing side of the business, which means we can work sites that have not been connected yet. There is a $75 surcharge when we are running entirely off our own supply.
Usually, yes. Tell us the deadline when you call. Jobs booked with under 48 hours notice carry a 25% rush surcharge and weekend work carries 15%, but if the schedule is achievable we will tell you plainly — and if it is not, we will tell you that instead of taking the job and missing it.
We do not quote post-construction off a form — there is too much variation in finishes, dust and debris to commit to a number we have not seen. What this gives you is an honest range to budget against, and it goes straight to Chris so the site visit gets scheduled fast.
