Try one night

The easiest way to judge a cleaning company is to let them clean once.

We will clean your space one night at our regular price. No contract, no commitment, no sales appointment. You come in the next morning and look at it.

If it is better than what you have now, we will talk about a schedule. If it is not, you have lost one night's cost and you know exactly where you stand.

What a contract actually costs

Published, because nobody else in this business does it and you should not have to sit through two sales calls to find out a number. Figures below are for a professional office; medical, gym and retail carry a multiplier.

Office sizePer visit1×/week2×/week3×/week5×/week
2,000 sq ft$85$368$737$1,105$1,845

25,000 sq ft$510$2,338$4,422$6,630$11,067

Monthly figures, before 6.625% NJ sales tax. $85 minimum per visit. Day porter hours $55/hr, two-hour minimum. Carpet extraction, floor strip & wax, high dusting and exterior windows are periodic services quoted separately. Under 3,000 sq ft we usually recommend 2×/week rather than 3× — the office stays just as clean and it is substantially cheaper.

The nightly scope

What gets done, every visit

This is the standard scope. Your contract gets a written version listing every task and its frequency — nightly, weekly, monthly or quarterly — so there is never a disagreement about what was supposed to happen.

Workspace

  • All trash and recycling emptied, liners replaced
  • Desks and surfaces wiped where clear
  • Carpets vacuumed, edges and under desks included
  • Hard floors dust-mopped and damp-mopped
  • Interior glass and partitions spot-cleaned
  • Touch points disinfected — handles, switches, rails

Restrooms

  • Toilets and urinals cleaned and disinfected
  • Sinks, counters, mirrors and fixtures
  • Floors scrubbed, corners and behind fixtures
  • Dispensers refilled, trash emptied
  • Partitions and walls spot-cleaned
  • Red microfiber restricted to fixtures only

Break room & entry

  • Counters, tables and sink
  • Appliance exteriors, microwave interior
  • Trash emptied, liners replaced
  • Floors swept and mopped
  • Entry glass, inside and out at eye level
  • Mats shaken out and vacuumed
The contract

Terms, in plain English

Written so you can read it once and understand it, which is not how most janitorial contracts are written.

12 months, 30 days out

Auto-renewing, cancellable with 30 days notice by either side. We do not ask an unknown vendor to sign you up for three years and we do not ask it of you.

4% annual escalator

Written in from day one. Unexplained price increases are one of the top reasons businesses fire their cleaner — this removes the conversation entirely.

Written scope sheet

Every task with its frequency, attached to the agreement. Anything not on it is a change order, quoted before it happens.

Insured and bonded

General liability, workers' compensation, and a janitorial bond covering employee theft. Certificate on request, same day.

One point of contact

You text the owner, not a dispatch queue. Problems get fixed the next night, not the next billing cycle.

Periodic work scheduled

Carpet extraction, floor strip and wax, high dusting and window exteriors on a calendar set at signing, so nothing is forgotten and nothing is a surprise invoice.

Service area

Where we clean

Ocean and Monmouth Counties, New Jersey. If your town is not on this list, call anyway — we go further for larger jobs and post-construction projects.

Questions

Commercial cleaning FAQ

How much does commercial cleaning cost per square foot?

Be careful with that number — half the sources online quote per visit and half quote per month without saying which, so the same figure can mean wildly different things. We price from labour hours, then sanity-check against square footage. For a professional office cleaned three nights a week, expect roughly $0.26–$0.31 per square foot per month. A 4,000 sq ft office is about $95 per visit, or $1,235 a month at 3x/week.

What is the minimum you will take on?

Our minimum visit charge is $85. For spaces under about 3,000 square feet we usually recommend two nights a week rather than three — the same office stays clean, and it works out to roughly $737 a month instead of $1,105. We would rather tell you that than quietly sell you the bigger package.

Can we try you before signing a contract?

Yes, and we prefer it. We will do one night at our regular price with no contract and no commitment. You walk in the next morning and look at it. If it is better than what you have, we talk about a schedule. If it is not, you have spent one night's cost and you know where you stand.

What is in the contract?

Twelve months, auto-renewing, with 30 days notice to cancel from either side. A 4% annual escalator written in up front so price increases are never a surprise conversation. A detailed scope sheet listing every task and its frequency is attached — anything not on that sheet is a change order, which protects both of us.

Who supplies consumables?

We bring all cleaning chemicals and equipment. Consumables — toilet paper, hand towels, hand soap, trash liners — are either supplied by you or billed at our cost plus 20%, whichever you prefer. We put it in writing either way, because vague supply terms are where cleaning contracts go wrong.

Do you clean medical and dental offices?

Yes. Medical and dental carry a higher rate because of disinfection protocol — EPA-registered products used at the correct dilution with the labelled dwell time actually observed, and colour-coded microfiber with red restricted to restroom fixtures only. If a cleaner wipes a desk with the same cloth they used on a toilet, that is a problem; our system makes it impossible.

When do you clean?

After hours, typically between 6pm and midnight, so we are never in your way. Day porter hours during business hours are available at $55/hour with a two-hour minimum if you need someone on site during the day.

What about carpets, floors and windows?

Those are periodic services priced separately from the nightly scope — carpet extraction, floor strip and wax, high dusting, and exterior window cleaning. Most accounts schedule them quarterly or twice a year. We will build a calendar for them when we set up the contract so nothing gets forgotten.

Instant estimate

What would your contract cost?

Enter your square footage, restroom count and how many nights a week you want covered. You will get a tight range in seconds — then we confirm it with a walkthrough or one trial night.
